Why Sealcoating Works on Cape Cod!

However, it (like all paving materials) can be damaged and needs to be maintained properly to attain its full lifespan. One of the most important parts of maintaining asphalt pavement is having sealant applied soon after installing the pavement, and then having sealcoating reapplied every two to five years. This is a very cost-effective way to prolong the life of your asphalt and keep it looking great.

Sealcoating is a liquid that is applied to asphalt pavement with a sprayer or “squeegee.” The liquid fills in the pores in the asphalt and dries to form a protective barrier. To explain why sealcoating works so well, it might be helpful to discuss the three primary benefits that sealants offer. They are damage protection, appearance enhancement and convenience.

Damage Protection

Your asphalt pavement is under attack every day. Cars can leak oil and other fluids that soften the pavement and cause cracks and/or potholes to form. Harmful UV rays can make asphalt brittle and age it prematurely, causing cracking. Water can use cracks and potholes to penetrate the pavement and erode the base, robbing the pavement of its strength and causing alligatored areas, cracks and potholes. When water freezes, it expands, causing even more damage to the pavement.

Sealcoating helps protect asphalt from automotive leaks and shields it from UV rays. Sealants also help prevent water from penetrating the surface, but equally important is their ability to help prevent the formation of the cracks and potholes that water can exploit to reach the base.

Appearance Enhancement

Over time, asphalt can fade and lose its rich color. Much fading is caused by UV rays, which sealcoating can screen out. Sealcoating can help restore the appearance of faded asphalt, and in many cases, it can make it look new or nearly new. Sealcoating also fills in small gouges or other imperfections to give the pavement a smoother appearance.

Convenience

Asphalt sealcoating creates a smoother pavement. This makes sweeping, stain removal and power washing more effective, faster and easier. Ice and snow will melt faster on a sealed surface than on an unsealed one. This can save you time and effort spent on clearing your pavement.
